Maintenance Manager

We are seeking a highly skilled, proactive, and results-oriented Maintenance Manager to lead the Engineering and Facilities Department for a premium hotel property in Nairobi. The successful candidate will be responsible for ensuring the efficient operation, maintenance, safety, and reliability of all hotel facilities, equipment, and infrastructure while maintaining exceptional guest comfort and operational excellence.

The Maintenance Manager will oversee preventive and corrective maintenance programs, manage technical staff, ensure compliance with safety and environmental regulations, control departmental budgets, and lead capital improvement projects.

Key Responsibilities

1. Maintenance Operations Management

• Develop and implement preventive and corrective maintenance programs for all hotel facilities and equipment.
• Oversee maintenance of electrical, mechanical, plumbing, HVAC, water treatment, swimming pool, fire safety, and building systems.
• Ensure all equipment operates efficiently to minimize downtime and disruptions to guest services.
• Conduct regular inspections of hotel facilities and identify maintenance requirements.
• Coordinate emergency repairs and respond promptly to facility-related incidents.
• Maintain accurate maintenance records, service schedules, and equipment documentation.

2. Team Leadership and Staff Management

• Supervise, train, mentor, and evaluate engineering and maintenance personnel.
• Prepare duty rosters and allocate tasks to ensure efficient departmental operations.
• Promote a safety-first culture and ensure adherence to workplace safety standards.
• Conduct performance appraisals and implement employee development initiatives.
• Foster teamwork, accountability, and continuous improvement within the department.

3. Financial Management and Cost Control

• Prepare and manage the department's annual budget.
• Monitor departmental expenditure and implement cost-control measures.
• Manage departmental Profit and Loss (P&L) performance and resource utilization.
• Oversee procurement of maintenance materials, tools, equipment, and services.
• Evaluate contractor and vendor performance to ensure value for money and service quality.
• Lead and coordinate CAPEX projects, renovations, and facility upgrades.

4. Compliance, Health, Safety, and Environmental Management

• Ensure compliance with OSHA regulations, HACCP standards, and all applicable Kenyan laws and regulations.
• Implement and monitor occupational health and safety procedures.
• Ensure proper waste disposal, environmental conservation, and resource management practices.
• Maintain compliance with fire safety requirements and emergency preparedness protocols.
• Conduct regular safety audits and risk assessments.
• Investigate incidents and implement corrective actions where necessary.

5. Asset and Facilities Management

• Develop asset management plans to maximize equipment lifespan and performance.
• Monitor utility consumption and implement energy-saving initiatives.
• Ensure hotel facilities remain safe, functional, and aesthetically maintained.
• Support hotel management in planning and executing refurbishment and infrastructure improvement projects.

6. Reporting and Documentation

• Prepare regular maintenance, compliance, and performance reports.
• Maintain accurate records of maintenance activities, inspections, repairs, warranties, and vendor contracts.
• Provide recommendations to management regarding facility improvements and operational efficiencies.

Qualifications and Experience

• Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Business Administration, Facilities Management, or a related field.
• Professional certifications in engineering, facilities management, or occupational health and safety will be an added advantage.
• Minimum of four (4) years of experience in engineering, maintenance, or facilities management within the hospitality industry.
• Demonstrated experience managing hotel building systems, technical teams, and maintenance projects.
• Strong knowledge of HVAC, electrical, plumbing, mechanical, swimming pool, and fire safety systems.
